Who Calls for Drain Cleaning

Residential and Commercial Drain Cleaning

Most drain cleaning calls come from homeowners with a kitchen sink that stopped draining, a shower standing in water, or a basement floor drain that has started backing up. Restaurants, care facilities, and multi-unit buildings deal with the same problems at higher volume, where one blocked line can close a kitchen or bring complaints from every floor. In both cases the visit ends with the drain flowing, our plain read on why it happened, and a straight answer on whether anything else needs attention.

For Homeowners

If you have already tried a plunger and a bottle of drain cleaner and the water still sits there, this is the call to make. Tell us which fixtures are affected and whether anything else in the house is draining slowly, because one slow sink and three slow drains point to different problems. We clear the line with professional equipment rather than more chemicals, run water to make sure it is flowing, and tell you what came out and our read on why it built up. If your home is on a septic system, we also know how to tell a drain problem from a tank problem, so you are not paying for the wrong service.

For Businesses

Restaurants, nursing homes, apartment buildings, and offices cannot operate with a floor drain or a restroom line out of service. We schedule around your operating hours where we can, sort out parking, access, and a name to ask for before we arrive, and work efficiently once we are set up so you can get back to business. You receive a record of each visit for your building file, and a line that keeps loading up, such as a kitchen line, can be cleared on a schedule. For kitchens, we can look after the grease trap as well, since grease is usually behind the drain trouble in the first place.

What the Service Covers

What a Drain Cleaning Visit Includes

Drain cleaning covers more ground than people expect, from a slow bathroom sink and a grease-coated kitchen line to a toilet that will not flush all the way and the main line that carries everything out of the building. The approach is the same each time: clear the blockage all the way through rather than punching a hole in it, then test the flow and explain what we found. Here is what a standard visit covers and what to expect when the problem turns out to be more than a clog.

Sink, Tub, Toilet, and Floor Drains

The individual lines that serve one fixture or one room, from kitchen and bathroom sinks to tubs, showers, toilets, laundry, and floor drains.

What to Expect

What Happens During a Drain Cleaning Visit

Most drain cleaning visits are short, and knowing how they go takes some of the stress out of standing over a sink that will not drain. Your part is mostly at the start: describe what is happening, which fixtures are involved, and when it began, then clear the area around the drain and the nearest cleanout if you know where it is. From there the work is ours, and you will know what we found before we leave.

1

Call or send the form with the property address, which drains are affected, and how long it has been going on. One slow fixture and several slow fixtures point to different parts of the system, so the more you can tell us, the better we can plan the visit. Mention whether the property is on a septic system or town sewer, since that changes what we look for. If water is actively backing up, say so, and hold off on running water into that part of the building until we arrive.

2

On arrival we look at the affected fixtures, work out which lines they share, and find the best place to get into the pipe. That is often a cleanout, the capped fitting usually found in a basement, a utility area, or outside near the foundation, because working from there is faster and easier on your fixtures. If there is no cleanout, we work through the fixture itself and tell you what that involves before we start.

3

The line is cleared with professional drain cleaning equipment, working through the clog and the buildup around it rather than stopping at the first trickle of flow. We adjust to the size and age of the pipe as we go, since older lines need a lighter touch than new ones. Your only job during this part is to keep the work area clear.

4

Once the blockage is out, we run water from the affected fixtures and watch how the line takes it. A drain that empties quickly and quietly is a cleared drain; one that gurgles or slows again tells us there is more to deal with, and we keep going. For main lines, we may run several fixtures at once to be sure the whole run is moving.

5

We put everything back, clean the work area, and walk you through what we pulled out and how we think it got there. If what we saw suggests the pipe is the problem rather than what was in it, we lay out what usually comes next, such as a sewer camera inspection, and leave the decision with you. You get a record of the visit, and the invoice matches the price you agreed to before the work began.

Need Drain Cleaning? Get the Drain Flowing Again.

Whether it is one stubborn sink or every drain in the building slowing down at once, waiting rarely makes a clog better and often makes the cleanup worse. Tell us what is happening and where, and we take it from there: a free estimate, a visit at a time that works, and a price confirmed before any work begins. When we leave, you have our read on what caused it, not just a drain that runs again. Call or send us a message, and we'll get you a free estimate.

Before You Call

Common Questions About Drain Cleaning

These are the questions homeowners, restaurant managers, and property managers ask most before booking drain cleaning, answered plainly. If yours is not here, call and describe what the drain is doing; that is usually enough to point you in the right direction. Nothing below replaces having someone look at the line, but it should make the first call an easier one.

General Questions

Clearing a single sink, tub or floor drain usually runs about $150 to $300, and a main sewer line typically runs about $250 to $700, more if roots have to be cut or the line needs hydro jetting. It depends on which drain is blocked, how we can get at the line, and what we find once we are in it. A single bathroom sink is a different job from a main line that has to be reached through a basement cleanout, and tree roots take longer to clear than a soap clog. We confirm the price before any work begins, so the invoice matches what you agreed to. Describe the problem and the property when you call or fill out the form, and you will get a free estimate.
