Homeowners on Septic

Septic Tank Locating for Homeowners

Most septic locating calls start the same way: the tank needs attention and nobody knows where it is. Sometimes a pump-out is due, sometimes a Title 5 inspection is scheduled before a sale, and sometimes you just bought the house and the paperwork never mentioned a septic system. Whatever brought you here, the visit ends with the tank and its covers found and ready for whatever comes next.

For Homeowners Due for Service

The pump truck is booked, or the Title 5 inspector is coming, and the one thing standing in the way is a tank nobody can find. Tell us what service is coming up, what you know about the system, and whether anyone has looked for the tank before. We trace the line from the house and find the tank and its covers so the pump-out or inspection starts in the right place. If pumping is what you need, we can plan it for the same visit so you are not booking two appointments.

For New Owners and Yard Projects

You bought a home on septic and the closing folder said nothing about where the tank sits, or you are planning a patio, a shed, or new plantings and want to keep them off the system. Knowing where the tank and covers are before the project starts is far cheaper than finding out afterward. We locate the tank, show you where it and its covers sit, and walk you through what we found. A riser, which we install and recommend, brings the cover up to ground level so future pump-outs start without a search.

What the Visit Covers

What a Septic Tank Locating Visit Includes

Finding a buried septic tank is part detective work and part equipment. The records and the yard narrow the search, the locating equipment pins it down, sometimes after some trial and error, and a riser keeps the covers easy to reach from then on. Here is what a standard locating visit includes, and how it connects to the pumping or inspection that usually follows.

Finding the Tank

The search itself: what we ask for ahead of time, how we read the property, and how the locating equipment turns a rough idea into a confirmed tank.

How It Works

How We Find a Buried Septic Tank

A locating visit is short, and most of what you can do to speed it up happens before we arrive. Round up any paperwork, think about which side of the house the plumbing exits, and clear the path to the yard. From there, the equipment and the probe do the work, with some trial and error on harder sites, and you end up knowing where your tank is.

1

Call or send the form with the property address, why you need the tank found (a pump-out, a Title 5 inspection, a yard project), and anything you already know or suspect about where it sits. Mention whether you also want the tank pumped so both can go on the same visit. We use that to give you a free estimate, and the price is confirmed before any work begins.

2

Have any plot plan, old pumping receipt, or past Title 5 report handy; if you have none, that is normal and the locate can still be done. On arrival we look at where the drain line exits the foundation, where the cleanouts are, and what the lawn shows. That reading sets the starting area before the equipment comes out.

3

With the starting area set, the transmitter goes in and the receiver comes out. We walk the lawn following the signal, which runs where the pipe runs, until it stops at the tank. Someone needs to be home for this part if the only way into the drain line is inside the house, and expect us to pause more than once; that is the signal being checked, not a sign of trouble.

4

A probe rod confirms the top of the tank and finds the covers. Sometimes that takes some trial and error, and we tell you what we are seeing as we go.

5

If pumping was booked with the locate, it starts right then at the covers we found. If a Title 5 inspection or a yard project is coming instead, you now know where the tank is and can plan around it. Before we leave, we go over what we found in plain English, including whether the covers are deep enough that we would recommend a riser, which we can install.

Before You Call

Common Questions About Septic Tank Locating

These are the questions homeowners ask most before booking a septic locate, answered plainly. If yours is not here, call and describe the situation; most of the time it is a short conversation. Nothing here replaces an on-site look or a Title 5 inspection, but it should tell you what to expect and what to have ready.

General Questions

With locating equipment: a signal is sent through the drain line from the house and tracked above ground with a receiver, so the search follows the pipe instead of a hunch. Where the signal stops, a probe confirms the tank and its covers, which sometimes takes some trial and error. Any paperwork you have, plus a quick look at the lawn, usually narrows things down before the equipment is even unpacked, which is why we ask for records up front and generally try to get the system plans from the local Board of Health.
